Work to Existing Buildings
Much of Duncan Gayler's work is involved with alterations, conversions, improvements and additions to existing buildings, utilising his contract administration procedures to deliver completed schemes within the pre-defined constraints of time, budget and quality.
New Construction Work
The contract administration of new construction work lies at the heart of this business and he has successfully delivered numerous projects, whilst meeting deadlines and exceeding client expectations in the process.
Contract Drafting
We provide advice on the best Form of Contract to be employed on a particular project, drafting the required documentation for integration into a contract between the client and the contractor.
Contract Administration
We have developed a comprehensive set of client-focused project management procedures which can be specifically tailored to meet the needs of individual schemes irrespective of their size or complexity. The processes provide a structured framework for the management of a development on behalf of a client through each of the recognised phases of a project.
Building Condition Reports
We carry out condition surveys on all types of residential, commercial or industrial premises preparing detailed reports to suit specific requirements. The resultant surveys we provide comprise of: a full inspection of the property upon which a Building Condition Report will be prepared, effectively summarising the specific state of the building at the time of the survey, highlighting any defects identified in the assessment which can include estimated budget costs for rectification of the same.
SURVEYS
Measured Surveys
The first step in the construction process of an existing property is the measured survey of what already exists, including the boundaries, which are then converted into detailed plans.
Condition Surveys
Condition Surveys can be carried out on any type of property. This information is then processed into detailed reports to help define and record the existing state of a building. Such reports can be used for a variety of purposes including: determining the likely cost of future building, maintenance, or simply the condition of a property prior to adjacent construction works being effected. For instance, Schedules of Condition are frequently included within Party Wall Awards.
